These properties are 35 to 137 acres in size, accessed via a private road and located 14 miles north of US 50 on state CO Highway 9, it takes only 1/2 hour or so to get to Canon City. Elevation of the Ranch is approximately 8500 ft and with that you will find ponderosa, pinion, some fir trees and narrow leafed cottonwoods. Lightly covenanted but you can count on being able to do extended camping. Road maintenance fee of $295 applies and currently there is a grazing lease so taxes are ridiculously low. So close to TWO National Forests that you could spend a day there and be home for supper. Ditto for fishing at the Arkansas River, Spinney Reservoir, and Eleven Mile Reservoir. Breckenridge is under 1.5 hours too!

This 137 acres offers you plenty of space to lose your self in! There is a driveway cut in that takes you to a cleared pad, and here you can pop up your camper and enjoy knock out views. The driveway is shared with the northern neighbor and it really was the right thing to do as it saved thousands in costs and both property owners benefit by having easy access. However, if you like you can access it via the recorded access road further down and avoid the once in a while contact you might have with him. Either way as you hike deeper into the draws and ravines you will see signs of all sort of four legged critters and if you are quiet enough you may just actually spot them. VERY RARE FIND>

Located in Custer County, off CO 165 west/north of Lake Isabel. In about 20 minutes you could be at Lake Isabel, which is a great place to do a little lake fishing, or order a burger with fries, or a smothered burrito at the local diner. They also carry items that may be necessary for extended camping or staples for the vacation homes.  Accessible enough to arrange for building a beautiful home, or could use as a fall getaway for hunting, or just camping with the family! Although there are power lines in the area, the cost to pull to property has not been explored, so consider it to be off the electric grid. Cell service depends on carrier and most work.

Take a look at the actual photographs below, and then come and see the aspen groves, grand daddy fir trees, butterscotch scented ponderosa pines, massive granite rock formations big as a Volkswagen, wildlife, amazing views that take your breathe away, hidden spring and creeks, stirrup deep grass, caves and live year round water!! And since this 160 acres borders all FOUR sides with Nat Forest you can hunt, horseback, atv, skeet shoot, camp, hike, mountain bike..you name it..not just on your property, but then some.

West on Ophir Creek Rd, about 3 miles and you are there! This road does come onto the property for a very short while and then turns south (see Aerial Map below). This road is closed in winter, but do expect to see some vehicle traffic on this particular road during nice weather, as it is a beautiful scenic drive! There is a forest service road that goes east/west through a lower leg of the land, and an easement (4wd required) through Snyder’s Draw because there are a private owners north of the NF, that is located north of the land. Short drive to Rye, Westcliffe and Pueblo. Colorado Springs airport or Denver would be an easy trip as well.
