035 Acres Abutts National Forest!

Taylor Creek Highlands Ranch is a very small development of 35 acre properties, privately tucked up against the Sangre De Cristo mountains. Only 10 very lucky property owners on this lush, forested ranch that borders on the San Isabel National Forest. Literally thousands of acres of recreation await! Including hiking up to several beautiful and completely isolated high mountain lakes. Just a few minutes southwest of the quaint mountain town of Westcliffe, enjoying a stroll along main street. Underground electric lines are in the road and available to every property. There are some minimal covenants but no POA, no dues and there is no grazing lease in place so taxes are $3500.00 a year.

A circle driveway takes you to a cleared building site complete with domestic well and electricity. Well was capped at 15 gpm! Tree coverage is just what you would expect at 8900 feet. Genlty sloped and covered in big lofty pines include Firs, Spruce, and Ponderosa. Also sprinkled with aspens for a spectacular color explosion in the fall. This land has an old ranch road that the current owners use to go right into the San Isabel National Forest. This plus the trees, the elevation and seasonal water make this a prime choice for hunters.  There is a wildlife protection plan in place so no tall fences allowed as that would restrict the migration of the animals.

The Christopher Ranch!           Location Map (PDF)

These properties are 35 to 137 acres in size, accessed via a private road and located 14 miles north of US 50 on state CO Highway 9, it takes only 1/2 hour or so to get to Canon City. Elevation of the Ranch is approximately 8500 ft and with that you will find ponderosa, pinion, some fir trees and narrow leafed cottonwoods. Lightly covenanted but you can count on being able to do extended camping. Road maintenance fee of $295 applies and currently there is a grazing lease so taxes are ridiculously low. Breckenridge is under 1.5 hours too!

Property # 9 is offered at $172,000.00!

This 137 acres offers you plenty of space to lose your self in! There is a driveway cut in that takes you to a cleared pad, and here you can pop up your camper and enjoy knock out views. The driveway is shared with the northern neighbor and it really was the right thing to do as it saved thousands in costs and both property owners benefit by having easy access. However, if you like you can access it via the recorded access road further down and avoid the once in a while contact you might have with him. Either way as you hike deeper into the draws and ravines you will see signs of all sort of four legged critters and if you are quiet enough you may just actually spot them. Heavily timbered and tumbling terrain with game trails throughout the ponderosa, pinions, gamble oak, mountain mahogany and dotted with grassy clearings! Great property for extended families to have gatherings and reunions, or as a hunting base too. Check out the aerial photo!
